Down time is the major concern.

Use 2 boxes then. You can mirror various paths on disk (e.g. the webroots, mail spools etc) at regular intervals using rsync over ssh. You can then use something like the Linux-HA projecct, VRRP, HSRP, etc to make sure that box B is made active when box A dies.
